A reverse 1031 exchange allows an investor to buy new “like-kind” land before selling their current investment property while still deferring capital gains taxes. The new land is parked with a qualified intermediary for up to 180 days, during which the old property must be sold to finalize the exchange.

Real estate tax laws are complex and subject to change. Always consult a tax professional or financial advisor for specific advice.

“Working with Jim Greene to market and sell four land parcels from my father’s estate was an exceptional experience from start to finish. He demonstrated outstanding dedication, attention to detail, and professionalism while successfully promoting properties ranging from 5 to 25 acres. Jim consistently made me feel like his top priority, maintaining clear and frequent communication throughout every stage of the process. His outgoing personality, strong network, negotiation skills, and ability to close deals resulted in each parcel selling at or above market value. He even went above and beyond by attending probate court hearings to help ensure every transaction was smoothly approved, which truly reflects his commitment to his clients.”
